When complete, the ground-up development on a brownfield site located on disused railway land in Margate will feature x8 three-bedroom houses and x2 four-bedroom houses. All construction is to be by way of timber frame and the expected build time is nine months with buffers in place for unexpected slippages during construction and sale.

The plots will consist of a lounge, open kitchen/dining area, and a water closet on the ground floor. The first floor will consist of three bedrooms (one is the master bedroom with an ensuite) and a bathroom. The build will be structured to commence with plots 5 - 7, and then move on to 8 - 10 shortly after. Plots 1 -3 will be the last plots to be built due to access on-site.

The development has seen good progress since it began in November 2022, with recent video footage below showing that the houses are becoming more defined.

As you can see from the footage the development is cleared and ready for all houses to be built. We can also see the frame of those already started. The Morgcambells team is clearly dedicated to this project and staying on track.

Talking about the project’s current outlook, Morgcambells Ltd Co-owner, Gavin Durrant said:

“When you’re doing all the clearing, fencing, groundwork etc, it looks like you’re not getting anywhere but then it suddenly takes shape.”

“We filled the footings for plots 8 to 11 which are going up soon. Then plot 4 hopefully three weeks later, so should have seven houses up very soon. Plots 5 to 10 have been valued and everything is looking really good this end - I look forward to every day coming to work.”

“Polly is doing great with the paperwork side, and I do like to keep a very tidy site – you’ll never see one bit of rubbish lying around. All trades are given teas, coffees, bottles of water, ice polls, and as many ice creams from the ice cream maker in the welfare hut so every trade is loving this site too”.
